"The Buyer's Choice"

Byers Home Inspections
Five Star Inspection

1. Energy Inspection

A comprehensive energy efficiency inspection will be completed on your home using a FLUKE Thermal Imaging Camera. The inspection results, which provide valuable insights into your hidden energy costs and potential energy savings, will be compiled in an easy-to-read report. Implementing these recommendations will reduce your energy bills and make your home more comfortable and more valuable. It will also help the environment. The monthly energy savings realized by making the improvements will more than pay for the inspection. Thus, investing in energy efficiency can be profitable from day one.

2. Foundation Inspection
Your foundation’s levelness will be measured using the state of the art “Zip Level 2000” which is accurate to 1/10th of an inch over 200 feet. The results will be graphed out on paper and included in the final report. Any problems will be conveyed to the owner at the time of the inspection. This graph makes a great tool to refer back to if any future foundation movement is suspected. (Do you know your foundations levels from a year ago?)

3. Roof Inspection
This inspection covers the roof covering, flashings, skylights, gutters and roof penetrations.  I have performed over 3500 home inspections and many homes have roof damage such as missing shingles or hail damage and owners don’t even know it. Any concerns will be photographed and photos will be included in the final report.

4. Safety Inspection
Each year, many people are injured in and around their homes. The U.S. Consumer Product Safety Commission (CPSC) estimates that in 2007, over 1,622,000 people were treated in hospital emergency rooms for injuries associated with their homes. CPSC believes that many of these injuries result from hazards that are easy to overlook, but also easy to fix. By spotting these hazards and taking some simple steps to correct them, many injuries might be prevented.  Items checked: GFCIs, Carbon Monoxide Detectors, Smoke Alarms, EMFs (associated with childhood diseases such as leukemia), pools, electrical, gas leaks, and carbon monoxide present at gas appliances.

5. Termite Inspection
I am a licensed termite inspector (TPCL#13493) and have performed over 1000 termite inspections. All termite inspection will also be performed with Shiloh, DFW’s only termite scent detection dog. Termite dogs can smell termites in side walls where no human inspector can see. Shiloh is offered exclusively with this inspection.
 Who needs this inspection?
Anyone who has lived in their home more than five years, Anyone whose home is more than 10 years old, Anyone with children in the home. Anyone who may have children visit their home. Anyone who owns their own home. Anyone who wishes to save money!
